"We're in a unique time in the history of the workplace," says Jeffrey LaPour, president of commercial real estate development firm LaPour, specializing in office, industrial, and hospitality development. “Some are acting like it’s Armageddon for the office sector of commercial real estate. That may be true for some of the obsolete buildings, but it's inaccurate for many. The demand for quality places for teams to gather hasn’t gone away; it’s simply evolved.”
LaPour sees a renaissance for new, appealing office spaces placed in locations where employees are excited to spend their day. There are many parallels between office and hospitality requirements. People want to spend their time in interesting, comfortable, and purposeful spaces with connections to the outside world. His team specializes in developing boutique, four-story or smaller buildings that are easy to navigate, innovative in design, and convenient to reach while walkable to a variety of exciting new restaurants and amenities.
“I never believed that the office was dying, but many are outdated and no longer meet the needs of current business,” LaPour explains. “Many of those buildings are plagued with increasing vacancy rates, but we’ve found that people still want to work together in one place. It’s good for morale, recruiting, collaboration, and innovation; you feel like you’re a part of something.”
Office Space Revisited
LaPour’s optimism isn’t unfounded. Even when faced with the COVID-19 pandemic and rising work-from-home trends, LaPour has experienced record demand for boutique spaces in desirable locations.
The team’s Narrative office building is a case study on the value of a modern office, with a successful leasing record of 92% leased within 12 months of project completion. Leasing occurred before, during, and after the pandemic, debunking naysayers during each of those phases in the cycle. Fronting I-215 near South Durango Drive, the 100,000-square-foot building has, among other meaningful amenities, - floor-to-ceiling glass windows that welcome natural sunlight and mountain views to each of the four floors. The location is walkable to a dozen stylish restaurants, with excellent visibility and easy access from the freeway.
“We’re seeing businesses reinvest in office spaces more than ever,” says LaPour. “Older buildings will be repurposed or demolished, and the new, highly desired buildings will thrive. People are spending more on quality locations to recruit and retain a team. These boutique buildings are within mixed-use environments, rich with amenities, and they’re here to stay.”
More Than Meetings
As for the team behind LaPour, having a space to collaborate shapes their company culture. Everyone has the opportunity to work from home, but the team consistently shows up at the office every day. This is where the ideas come together. LaPour does not feel they are unique in this, which further bolsters their confidence in office…the right office.
“We thrive on collaboration, design, and meetings,” says LaPour. “Coming together to design solutions is still fun to us. It’s satisfying to watch plans turn into physical monuments that we get to drive by every day on the way to work and be reminded of what we’ve accomplished by meeting together.”
