Lithia, FL - A study conducted by Eaton Realty has unveiled the counties in Florida with the highest and lowest eviction rates. The data was compiled from the Civil Court Data Initiative and analyzed by the Eaton team. The three counties with the highest eviction rates from November of 2023 to October of 2024 were as follows:
- Duval County - 8.51%
- Dixie County - 6.97%
- Putnam County - 6.93%
Conversely, the three counties with the lowest eviction rates were found to be:
- Miami-Dade County - 0.60%
- Lee County - 0.31%
- Collier County - < .01%
The study highlights the significant disparities in eviction rates across the state, shedding light on the economic and housing challenges unique to different regions. While Duval County’s high eviction rate may indicate potential financial instability or housing shortages, Collier County's notably low rate may reflect effective tenant support systems, robust local government interventions, or favorable housing policies prioritizing stability.
Furthermore, the report examines the effects of rent growth and population increases on eviction rates, offering a nuanced perspective on how local market dynamics impact renters' ability to remain in their homes. By incorporating specific data points, such as eviction trends within Hillsborough County neighborhoods, Eaton Realty provides actionable insights for stakeholders seeking to mitigate housing instability.
The report goes beyond county-level data, revealing the worst months for evictions statewide, year-over-year trends, and even specific addresses driving the highest eviction rates in Hillsborough County.
“We conducted this study to give our property management team and investors an edge in understanding market shifts,” said Shawn Eaton, Director of Operations at Eaton Realty. “It started with a focus on Hillsborough County but quickly expanded to provide insights across Florida.”
Statewide Trends:
- Evictions rose from 52.45 per 1,000 renter households in 2022 to 54.63 in 2023.
- August, October, and July consistently report the highest eviction filings, while January, February, and April see the lowest.
Understanding these patterns allows stakeholders to anticipate peak eviction periods and allocate resources more effectively. For instance, property managers can take proactive measures during high-risk months to address tenant concerns and potentially reduce eviction filings. Policymakers, too, can use this data to develop targeted interventions aimed at stabilizing rental markets in at-risk counties.
