On or about October 18, 2013, our wholly-owned subsidiary entered into a joint venture with Brentwood-Somerset, LLC. Contemporaneously therewith, the joint venture purchased a 208 unit multi-family property located at 6620 Old Madison Pike Northwest, Huntsville, Alabama from Glenmont Arlington Madison Hill, LLC. The joint venture paid approximately $14.5 million for this property (including the $ 12.1 million purchase price, approximately $ 2.1 million reserve for renovations and $300,000 for, among other things, third party acquisition costs, insurance and real estate tax escrows), of which approximately $9.6 million was financed. We contributed approximately $3.9 million to the joint venture in exchange for an 80% equity interest therein.
The $9.6 million loan has an interest rate of 4.99% per annum, is interest only until November 2016, amortizes on a 30 year amortization schedule thereafter, matures in November 2023 is secured by the acquired property, provides for customary events of default and is non-recourse to us and our subsidiary.
